What to Tell Us
The more of this you have, the better the first conversation:
Where the house is, and roughly when it was built.
What you have noticed — a smell, a soft or sloping floor, damp, visible mold, cracking, a cold room.
Whether you have been under the house yourself, and what you saw.
Whether anything has changed recently: new landscaping, a new patio or driveway, a plumbing repair, or a spell of unusually heavy rain.
Photographs Help More Than Descriptions
If you can safely reach the crawl space, three pictures are worth a long phone call:
A wide shot showing the general condition and whether the ground is covered.
A close-up of any framing that looks dark, stained or soft, with something for scale.
The outside of the house where your downspouts discharge — that is where a surprising number of crawl space problems begin and end.
Do not crawl into a space with standing water, exposed wiring or heavy visible mold growth. It is not worth it, and somebody with the right equipment is coming anyway.
What Happens Next
Somebody arranges to come out and go under the house. They measure wood moisture rather than estimating it, find where water is entering, check the supports and the ductwork, and look at the grading outside.
You get told what is wrong, what causes it, what it costs, and what happens if you do nothing. If the answer is that you do not need work, that is what you will be told.
