Owens Cross Roads sits southeast of Huntsville in the valley below the mountains, and its houses divide fairly neatly into two situations.
Slope Versus Valley Floor
Properties on the rising ground toward the mountain get the benefit of natural drainage — water runs away rather than sitting. What they get instead is runoff arriving from above. A house partway up a slope is downhill of everything behind it, and during heavy rain it can receive a considerable volume of surface water it never generated.
On those lots the effective work is usually interception: a drain across the uphill side that catches water before it reaches the foundation.
Properties on the valley floor have the opposite problem. Little natural fall, a higher water table, and water that sits.
Humidity Everywhere
Whichever half you are in, the summer air is the same. Warm, wet air moving through foundation vents onto cool framing produces condensation, and condensation over enough summers produces rot. This is the part that catches people out on the well-drained hillside lots — no standing water has ever been seen under the house, and the joists are still damaging.
Wood moisture readings settle the argument quickly. Above about twenty percent, decay is active whether or not anyone has ever seen a puddle.
Newer Development
There has been substantial building out this way, which brings the familiar new-construction pattern: cut-and-fill lots, fill still consolidating, and crawl spaces closed up before the ground dried.
What We Do
Establish which of the two situations the house is in, because it changes the drainage design completely. Interception uphill, or collection and pumping on the flat.
Then the usual: liner, sealed vents, dehumidification, and structural repair where the damp has already done damage.
