Hazel Green is rural in character, close to the Tennessee line, with a mix of older farmhouses and newer builds on generous lots.
Two Kinds of House, Two Kinds of Problem
The older properties are frequently pier-and-beam with crawl spaces that have never been sealed and often never been lined. Decades of ground evaporation and open vents produce exactly what you would expect: darkened framing, insulation long since fallen, and supports that have settled into soil softened by repeated wetting.
Those houses are usually worth doing properly. The framing in a well-built older home is often better timber than anything you could buy now, and it is generally salvageable if the damp is stopped before decay goes too far.
The newer builds have the standard modern issue — sealed up quickly, drainage designed for the plat, and a crawl space that was damp before anybody moved in.
Rural Drainage
Away from municipal stormwater systems, water management is whatever the property owner has arranged over the years. Downspouts to nowhere, ditches that have silted up, and outbuildings shedding water toward the house are all common.
That is often good news. Rural lots have room, so a discharge line or an intercepting drain can be run somewhere genuinely useful rather than squeezed along a boundary.
Septic Systems Are Worth Mentioning
Where a septic field sits close to a house, a saturated field puts water into the ground near the foundation. If a crawl space is damp on one side only and that side faces the field, it is worth checking the system before assuming the problem is the crawl space.
We will say so if we see it, rather than quoting drainage for something a septic contractor should look at.
What the Work Looks Like
Water source first. Exterior correction where it will do the job. Interior drainage and a sump where it will not.
Then the structural work in the older houses — jacks on proper footings, sistering or replacing decayed framing — followed by liner and humidity control.
