Madison has grown faster than almost anywhere in Alabama, and its crawl space problems are overwhelmingly the problems of new construction rather than old.
Built Quickly, on Graded Ground
Turning farmland into subdivisions means moving a lot of earth. Lots are cut and filled to make level building pads, and the fill is compacted to a specification that assumes it will consolidate further over the following years — which it does.
Where a foundation spans the boundary between undisturbed ground and fill, the two sides settle at different rates. That produces the pattern common across Madison’s newer neighborhoods: cracking that appears within the first five to ten years, concentrated along one line, often diagonal from a door or window corner.
The Crawl Space Version of the Same Problem
Two things go wrong under new houses here.
The first is that crawl spaces are frequently closed up before the ground beneath them has dried out. Construction moisture, rain during the build, and a fresh graded surface all put water into a space that is then sealed. It has nowhere to go.
The second is drainage designed for the plat rather than the house. Grading is signed off at development stage; then landscaping, patios, driveways and fences change how water moves, and nobody re-checks. Downspouts discharging at the foundation are extremely common and they are also the cheapest thing on this page to fix.
Why New Does Not Mean Fine
Homeowners in Madison are often surprised to be told their ten-year-old house has a crawl space problem. But a modern vented crawl space in this climate is subject to exactly the same physics as a ninety-year-old one — humid summer air, cool framing, condensation. Being new only means the decay has had less time.
The advantage is that catching it early is cheap. A liner, sealed vents and a dehumidifier in a house with no rot yet costs a fraction of the same work after ten more summers.
What We Do First
Check the outside before the inside. On Madison lots the fix is frequently downspout extensions and regrading, and it would be dishonest to quote interior drainage before ruling that out.
Then moisture readings under the house, so the decision is based on a number rather than an impression.
