Waterproofing deals with liquid water — the kind that pools on the crawl space floor after a storm and is still there a week later. It is a different problem from humidity, needs a different solution, and has to be solved first.
Where the Water Is Coming From
Four sources, and telling them apart decides the entire job.
Surface runoff is the commonest and the cheapest to fix. Downspouts discharging next to the foundation, ground sloping back toward the house, a driveway or patio shedding toward the crawl space vents. A meaningful share of the standing water we find in Huntsville crawl spaces is solved outside the house for a few hundred dollars, and any contractor who does not check this before quoting interior drainage is not doing you a service.
Groundwater under pressure. After a wet spell the water table rises and pushes up through the crawl space floor. You can often tell because the water appears without rain having fallen recently.
Plumbing. A supply line or drain failure under the house produces water in one spot with no weather correlation, often with a rise in the water bill.
Condensation, which is not liquid ingress at all and needs encapsulation rather than drainage. It shows as droplets on ductwork and joists rather than pooling on the floor.
Limestone Makes Diagnosis Harder
North Alabama’s bedrock is dissolved through with joints and solution channels, which means groundwater here can travel routes that have nothing to do with the surface around your house. Water entering a crawl space from a rock seam may have fallen a considerable distance away.
Practically, that means two things. Grading fixes that work reliably in clay country sometimes do not work here on their own. And a crawl space that is dry on the day of the inspection is not proof of anything — the honest assessment looks for the staining, silt lines and efflorescence that show where water has been, not just where it is.
What the Work Involves
Perimeter drainage inside the crawl space, a trench with perforated pipe in gravel running to a low point.
A sump basin and pump at that low point, discharging far enough from the house that it does not simply return, with a check valve so it does not drain back in.
Vapor barrier over the top, which is where waterproofing hands over to encapsulation.
Exterior corrections where they will help: downspout extensions, regrading, and occasionally a French drain to intercept runoff before it reaches the house.
Sequence and Cost
Exterior first, because it is the cheapest thing that might work. Interior drainage and a sump next. Encapsulation last, once the space stays dry.
Interior drainage with a sump system on an average house typically runs three to eight thousand dollars. Exterior corrections alone can be a few hundred. The difference between those two numbers is the reason a proper diagnosis is worth insisting on.
