Why the Ground Changes Across the Valley
It is worth knowing that this is not one uniform market, because the water behaves differently depending where you are.
Against the mountains — Monte Sano, Blossomwood, Owens Cross Roads — lots slope, so surface water drains away but arrives from uphill. Houses partway up a slope receive runoff they never generated, and the effective fix is interception rather than collection.
On the flat — Meridianville and the ground north of the city — there is nowhere for water to go. Crawl spaces here do not flood dramatically, they simply never dry out between storms, which over a summer is worse.
Along the river — Decatur — a higher water table and sustained humidity off the water. Crawl spaces that are fine in a dry August take water after a wet week because the groundwater has risen to meet them.
In limestone country — Athens, New Market, much of the county — water travels through joints and channels in the rock and can appear with no surface source at all. Grading fixes that work reliably elsewhere sometimes do not work on their own here.
In the new subdivisions — Madison, Harvest — the issue is fill still consolidating and drainage designed for the plat rather than the finished house.
