What Moves the Number
Square footage. The most obvious driver, and roughly linear.
Clearance. The single most underrated factor. Working in eighteen inches of headroom takes materially longer than working in three feet, and labor is most of the cost. Two identical-sized crawl spaces can differ by thousands on access alone.
Whether drainage is needed. A crawl space that takes standing water needs interior perimeter drainage and a sump before any liner goes down. That adds roughly three to eight thousand.
Existing damage. Rotten joists, failed supports and contaminated insulation all have to be dealt with first. Encapsulating over decay is pointless.
Dehumidifier. A properly sized unit with a condensate route is generally one to two thousand of the total and it is not optional in this climate.
What a Quote Should Break Out Separately
Insist on seeing these as separate lines rather than one number:
Debris removal and old insulation disposal. Drainage and sump, if any. Structural repairs. Liner supply and installation, with the thickness stated. Vent sealing. Wall insulation. Dehumidifier, with the model and capacity.
If a contractor will not itemize, you cannot compare quotes and you cannot tell what has been left out.
Where the Cheap Quotes Cut
Six mil builders’ plastic instead of twelve to twenty mil reinforced liner. Seams overlapped but not taped. The liner stopped at the floor rather than run up and fastened to the walls. Piers left unwrapped. No dehumidifier, or a domestic unit that will not survive a summer.
Any of those will produce a crawl space that looks encapsulated and behaves like it is not.
Is It Worth It?
For a house with elevated wood moisture, yes, and the case is structural rather than about comfort. Wood held below twenty percent moisture content does not rot. Joists cost far more to replace than to protect.
For a crawl space that is genuinely dry and reads low on a moisture meter, a liner alone may be enough and we will say so.
